Our clients actually wanted to make an offer on another unit in Leslieville, but after we provided market analysis, it was determined that the property was overpriced. We spoke to the listing agent and showed him our “homework” and let him know that we had qualified tenants, but they would offer market price. Landlord refused and even after we proved our point, they decided that they were correctly priced.
Result? Our clients have secured a great property and the overpriced unit is still on the market, after 2 months!
Getting a property is not the objective. Getting a property at (or below) market value, at the right terms is what the goal is and should alway be!
