  • What types of properties do you specialize in?
  • Do you have experience with managing condos for rent in North York?
  • Do you have experience with managing a full house with basement to rent in North York?

Landlords should start their quest by reviewing companies that offer full-service property management and real estate services in Ontario and determine if they need a full range of services or not.   • Do you offer a flat rate fee or do you charge a percentage of the rental amount?
  • How will this monthly fee be charged? Will it be deducted from the rent or invoiced?
  • Are there additional fees for leasing, renewals, or extra services that are not a part of my package?
  • How will the repairs and maintenance fees be billed to me?

Communication, Technology and Tools

It’s important to note how your tenants can communicate with the property manager. Some companies have integrated advanced technology such as apps and portals for communication, while others may still use traditional ways of communicating such as phone and email. 

  • How often will I receive updates about my property?
  • Do you use any property management software?
  • Can tenants pay rent or request maintenance online?
  • Can my tenants contact you at anytime for emergencies?

  • How do you stay updated on local and federal rental laws?
  • Do you handle eviction processes, if necessary?
  • Do you handle rent increases?
  • Can you provide references from current or past clients?
  • What happens if I decide to terminate our contract?
  • Are there any penalties or notice periods required?
